Salons for Sale in Dubai: How to Buy a Ladies or Men’s Salon
Salons for Sale in Dubai: How to Buy a Ladies or Men’s Salon

Looking for a salon for sale in Dubai? Buying an operating salon can be faster than building one from scratch. The fit-out is done, the licence and lease are in place, and in the best cases there is a team and a client list ready to go. The trade-off is that you are paying for what the business already has, so you need to know exactly what you are buying and what to check before you commit.

This guide explains how ladies and men’s salons differ, what a turnkey sale usually includes, how to compare the numbers, and what to ask before you sign. It also covers six salons listed with CRC Property at the time of writing, priced from AED 300,000 to AED 1,000,000.

Why buy an existing salon in Dubai instead of starting one?

A new salon has to fund a fit-out, apply for a licence and approvals, recruit and visa staff, and then build a client base, all before it earns. An existing salon shortens that path. One of the salons we list in JBR, for example, was fitted to Dubai Holding Mall specifications at a quoted fit-out cost of AED 600,000, and the listing reports a client database of over 6,000, a 42% retention rate and more than 500 reviews across Google and Fresha. Those are the kind of assets that take years to build, although you should always ask the seller to evidence them.

Buying also lets you test a location that already works. Foot traffic, visibility and the surrounding community are known quantities, not forecasts.

Ladies salon vs men’s salon: what is different?

In Dubai, ladies salons and men’s salons (barbershops) are generally licensed as separate activities. A ladies salon serves women with female staff, and a men’s salon serves men, so the licence you buy decides who you can serve. If you want to run both, speak to the authorities or an adviser about what is allowed before you buy.

The two formats also run differently. Ladies salons tend to offer a wider menu such as nails, lashes, facials and hair, so they need more treatment stations and private rooms. Our JLT ladies salon, for example, has four pedicure chairs, three manicure stations and two private rooms with three beds. Men’s salons often run on a simpler layout of styling stations and a reception, like the fully fitted Meydan men’s salon we list.

Licences and approvals to understand

As we understand the current framework, the Dubai Department of Economy and Tourism (DET) issues the trade licence, and Dubai Municipality approves the premises and hygiene standards and requires staff providing treatments to hold health cards. Treatments that move into medical or cosmetic-medical territory may fall under the Dubai Health Authority with stricter licensing. Rules and fees change, so confirm current requirements with DET and Dubai Municipality, and ask your lawyer how the licence, tenancy and approvals transfer when ownership changes.

What does “turnkey” actually include?

“Turnkey” is not a legal term, so check each item in writing. A typical salon sale may include:

  • The trade licence, or a route to transferring it
  • The tenancy contract and the right to continue in the unit
  • The fit-out, furniture, stations and equipment
  • Staff and their visas
  • The client database, booking system and social accounts
  • Supplier relationships and stock

Listings differ. The Meydan nail and beauty salon includes an active trade licence, four staff visas and an established client database. The Meydan men’s salon includes all furniture, fixtures, equipment and stations, the experienced team, supplier relationships and the client database. The Azizi Riviera unit, by contrast, is fully furnished and vacant, ready for immediate occupation, so it is closer to a ready-fitted space than a running business.

How to compare salons on the numbers

The asking price is only part of the picture. Rent is usually the largest fixed cost, so compare it with the price and the space. Across the six salons above, annual rent works out at roughly AED 184 to AED 323 per square foot, and equals about a third to just over half of the asking price every year. A salon with a low price and high rent can cost more to hold than one with a higher price and a fair lease.

Then ask for evidence of what the salon earns. Useful measures include monthly revenue for the last 12 to 24 months, revenue per chair or station, the share of repeat clients, average ticket, and how much comes from walk-ins versus bookings. Rent that is comfortably covered by revenue is a better sign than a low headline price.

Due diligence checklist

  • Licence: the licensed activity (ladies or gents), expiry date, and any conditions on transfer.
  • Lease: remaining term, rent increases, service charges, break clauses, Ejari registration and the landlord’s consent to the change.
  • Approvals: Dubai Municipality approvals and inspection history, and staff health cards.
  • Financials: management accounts, bank and POS statements, VAT filings, payroll and supplier costs.
  • Staff: contracts, visas, end-of-service liabilities and who is staying after the sale.
  • Assets: a full inventory of equipment and stock, its condition, and whether any of it is leased.
  • Clients and brand: database size and consent, retention figures, reviews, booking platform and social accounts.
  • Liabilities: unpaid suppliers, fines or disputes.
  • Handover: a training period and a non-compete from the seller.

Frequently asked questions

How much does a salon for sale in Dubai cost?

The six salons listed with CRC Property at the time of writing range from AED 300,000 to AED 1,000,000. Price depends on location, size, fit-out, whether staff and a client base are included, and the lease terms.

Is a ladies salon licensed differently from a men’s salon?

Generally yes. They are licensed as separate activities, so check which licence the business holds and confirm the position with DET before you buy.

What is usually included in a salon sale?

It varies by listing. Common items are the licence, the tenancy, the fit-out and equipment, staff visas, the client database and supplier relationships. Ask for the inclusions to be written into the sale agreement.

Should I keep the existing team?

Often it helps, because the team knows the clients. Check contracts, visas and end-of-service liabilities, and agree who is staying as part of the deal.
