An appraisal is simply an estimate or an opinion of a property’s current market worth, considering what the market is responding to and other factors. This is usually offered as a free service by real estate agencies. Valuation is a written report prepared on the property, and a fee is charged for this service.
We utilise four different types of inspection, a full inspection, a partial visual inspection, a drive-by inspection, and a desktop valuation.

A proper valuation report should be completed by a RICS certified valuation surveyor who has all the appropriate accreditation, qualifications and experience necessary to complete a valuation report.
A valuation will include all non-movable assets within the unit. A valuation takes into account typical characteristics like size, layout, specification, condition, views. Depending on the property type, the characteristics will differ, however generally speaking a real estate valuation typically excludes furniture, plant & machinery.
