CRC Valuations offers all available inspection types while providing the service. Full inspection is a comprehensive external and internal visual inspection of the property that will give the most accurate reflection of the property’s current market price. Drive-by inspection is an external inspection only, generally used when internal access to the property is not allowed. Desktop inspection is an investigation into the property and its surroundings done from the CRC office, with all relevant documents to be provided to complete the valuation accurately.
This depends on the type of property. For example, a studio can take only a few minutes, whereas a large villa would naturally take longer to inspect each room. Generally speaking, a visual inspection is up to 30mins, but usually less.
It is the role of the valuer to select the appropriate methodology. The type of asset and the purpose of the valuation help the valuer determine the basis of value, which in turn helps direct the valuers choice. Generally speaking, a Comparable method is usually used for Freehold residential properties in Dubai, such as a single apartment or villa. The comparable method involves identifying recent comparable cases and evidence that is similar to the subject property.

The cost of a valuation is highly variable, with many factors coming into play. Each inspection and valuation is different depending on the property type and characteristics, and as such, a single price for all valuations cannot be calculated. A property valuation is carried out to determine the value of the property. It involves understanding the property characteristics through investigation and inspection by a qualified and experienced surveyor. Once the facts are understood about the property and its specifics, then analysis of the local market is undertaken. For example a one-bedroom apartment in Dubai Marina will be compared against recent sales of similar properties in the same building and similar buildings in the community. Adjustments are made for specific characteristics such as views and any upgrades.
A report is generated that details the property, the local market, evidence collected and the valuation (as of the valuation date).
A valuation will typically include all non-moveable assets within the property, such as the size, layout, specification, condition, and views.
This validity of a report can depend on multiple factors, however generally a report is valid up to six months.
Generally speaking, a valuation report is accepted for up to 6 months from the day the property was valued.
